The house near the capital was born as a combination of a home completely tailored to the owner family and a holiday home that provides relaxation. Its design was guided by the principle of economic sustainability and elegance without ostentation.
ORIENTATION:
- The overhang of the terraces around the south-facing main building was calculated to provide cooling shade from May to September, while allowing as much sunlight as possible into the rooms on the ground floor in winter.
PANORAMA:
- Although the view can be enjoyed from almost every point of the apartment, the beauty of the area is best revealed when sitting on the central, steel-framed terrace. Recessed ceiling lights and wooden paneling ensure the coziness of the outdoor living room, while the freshness of the garden is provided by a robotic lawnmower and its own well, as well as an automatic irrigation system using water from the biodigester.
MECHANICAL ENGINEERING AND TECHNOLOGY:
- The house was built from IsoteQ ICF system: the elements of the concrete load-bearing structure were given 15-centimeter polystyrene insulation, strengthening the passive house character,
- Anthracite sheet covers the wooden roof structure, solar panels cover the entire power supply of the house and the charging of two electric cars,
- NIBE air-water heat pump system heats the water needed for floor heating, Aereco air inlets ensure the inflow of fresh air,
- The combustion products of the fireplace are led away by a Leier LK20 chimney, while Hofstädter eco-system windows with a small installation depth help with heat and sound insulation.
ROOF AND TERRACE:
- The maintenance-free, pre-scored sheet covering of the roof meets modern comfort and aesthetic requirements. Its elements can be assembled quickly with a click fit. The living room is connected to the pool and the adjacent summer kitchen by a wooden paneling that evokes the atmosphere of the piers, so the residents feel even more like they are relaxing in a vacation home by the water.
SPACE ORGANIZATION:
- The location of the kitchen makes serving easier: it is located close to both the indoor and terrace dining areas. A built-in water softening system works for the residents, and a high-performance extractor hood ensures the comfort of the communal space.

In addition to the ideal location, it is both comfortable and practical, its space organization is logical, and it operates with renewable energy, the most modern air-water heat pump technology.
